Fusion Energi Most Fuel Efficient US Sedan

Ford Fusion Energi plug-in hybrid rated up to 108 MPGe city, making it America?s most fuel-efficient sedan

The 2013 Ford Fusion ? recently voted Green Car of the Year ? just got greener as the U.S. Environmental Protection Agency certified the new Fusion Energi plug-in hybrid at up to 108 MPGe, making it America?s most fuel-efficient sedan.

Fusion Energi is the Ford brand?s fifth electrified vehicle to launch in the past year and is expected to accelerate the company?s record hybrid sales pace, including its highest monthly hybrid sales month ever in November. Ford is seeing demand for fuel economy across its lineup as the brand ranks No. 1 in fuel economy customer satisfaction by J.D. Power and now beats Toyota for leading efficiency in every segment where both compete.

The EPA also certified Fusion Energi to deliver up to 92 MPGe highway and a combined 100 MPGe ? figures that could potentially help save customers an estimated $6,850 in fuel costs compared with an average new car over the course of five years.

?The Fusion Energi plug-in hybrid is the exclamation point for Ford?s transformed lineup of fuel-efficiency leaders that now beats Toyota across the board,? said Raj Nair, group vice president, Global Product Development.

Adding to Fusion Energi?s value ? and the myriad ways it beats Toyota Prius plug-in ? are its innovative technologies that are designed to help win over both novice and pro hybrid owners.

SmartGauge with EcoGuide, for example, provides in-vehicle customizable displays, including instantaneous fuel economy readings and coaching functions to help drivers understand and optimize their fuel efficiency.

SYNC with MyFord Touch offers multiple ways ? including voice commands ? for customers to manage and control their phone, available navigation, entertainment and climate functions. Plug-in hybrids and all-electric models have additional options for monitoring information like battery state of charge.

EV+ combines the built-in GPS of Ford SYNC with proprietary software algorithms developed by Ford engineers to learn frequent destinations. As a result, vehicles give drivers more drive time in electric-only mode.

Fusion is designed with the driver?s sense of style in mind, delivering a midsize sedan that offers functional design elements that enhance its sleek exterior and promote fuel economy. A video explaining the origin of Fusion Energi can be found here.

With Fusion Energi and Fusion Hybrid, the all-new Fusion lineup brings the widest range of powertrain options to the U.S. midsize segment. Fusion also is available in gas-powered versions with a choice between a pair of fuel-efficient EcoBoost engines and a normally aspirated four-cylinder engine.

Fusing technologies

Many of the innovative technologies of Fusion Energi are shared across Ford?s electrified vehicle lineup and draw from the automaker?s portfolio of about 500 patents related specifically to hybrid technology:

??? ?MyFord Mobile: Enables access via smartphone or Web-based interface to perform key tasks, such as monitoring a vehicle?s state of charge and current range or locating charge stations and planning routes to find them
??? ?Eco cruise: Saves vehicle energy by relaxing acceleration compared to standard cruise control
??? ?EV mode button: Conveniently mounted on the console to the right of the shifter ? allows a driver to switch vehicle operation between three modes: all-electric, normal hybrid operation and conserve battery power for later use
??? ?Regenerative braking is capable of capturing and reusing more than 90 percent of the braking energy normally lost during the braking process
??? ?Hybrid transmission, designed by Ford engineers in-house, is capable of operating at high speeds and in a smooth, fuel-efficient manner at the same time
??? ?Advanced lithium-ion batteries used in Ford?s electrified vehicle lineup ? covered by an eight-year/100,000-mile component limited warranty ? are smaller and lighter than nickel-metal-hybrid batteries used in previous-generation hybrids
??? ?Charge port with LED light ring, conveniently located on the driver?s side and near the front of the car, it features a light ring that illuminates to indicate charge status

Eric Chua : Life, Business and Real Estate in Singapore ? Great ...

Do you feel that you have found every tip that is available about real estate buying? There are so many little things to know that even the most experienced buyers are still reading about new tips that are coming along. This article can help you by providing tips you may use when you?re in the market to buy real estate.

Write down all the important questions that you need to ask potential real estate agents. Ask important questions, such as how many homes they sold in the last year and how many of those homes were in the area that you are interested in. The real estate agent should be ready to answer any of your inquiries in a professional way.

Homes that need multiple improvements or updates are sold at a reduced price. This gives you great negotiating power, meaning you will save a lot on the home purchase. You can then work on the home at your own pace, making the improvements as you see fit. In addition to customizing the home to your tastes, you are creating valuable equity each time you make an improvement. So always consider a home?s potential, rather than just focusing on the negatives that you can see. Your perfect new home could be hidden behind superficial drawbacks like bad paint or cracked paneling.

TIP! Do a quantitative analysis of your area?s housing market. You need to check with certain websites that can tell you about the average prices of foreclosed homes, listings, and backlogs as well.

Hiring a quality Realtor is a necessity for you when you are ready to buy. It is possible to find information from both the Internet and the Better Business Bureau. The best way to go is with a reference from a trusted soul that you know.

Keep your goals in mind when you are investing in real estate. Categorize your long-term and short-term goals. If the investment that you?re considering doesn?t fit in with t he goals that you?ve set, don?t do it. Buying property that isn?t suitable is a common (and money-losing) pitfall.

Always do research before buying a property. Many individuals get into the real estate market without thinking things through, and they buy properties that they never should have become involved with. This can cost them time and money. Therefore, it is very important to find out all the information that you can such as the crime rate, property age and what the surrounding area offers.

TIP! Online calculators are available for you to use to determine how much you can afford to pay for a house. You will be able to input your expenses, your income, and the debt that you already have.

If you can afford it, try to avoid buying a home that faces or backs a busy road. Don?t purchase a bargain property that will only earn you a minimal amount of rental income. You may be just fine with all the noise, but you will find your home hard to sell later.

Lots of down payment assistance plans exist. You should aim to research any of the plans you think you could qualify for. These programs can make saving to buy a house much less of financial burden for you, especially if you can also convince the seller to handle the purchase?s closing costs.

TIP! It is much more appealing to sellers if you come looking at their home with a pre-approved loan in hand. If you wait to get your approval letter, it will increase the length of time it takes to actually purchase the house, and could prove to be more expensive.

Before purchasing a home, you should check your listed sex offender registry and see if there are any registered sex offenders living in the neighborhood. You can do this quickly and easily, and it could keep your whole family safer in your new home. The information is publicly available and free to obtain. It is highly unlikely that any real estate agent would have knowledge of the sex offender status within a neighborhood, and if they do, you won?t find out about it. So make sure not to buy a house before researching the local sex offender registry.

You should have the least possible down payment that is required by your mortgage company. The alternative to a proper down payment is PMI, or private mortgage insurance. This can be a substantial increase in your monthly payment. Banks require it to ensure that you will make your payments on the mortgage.

Purchase the home you?ve always dreamed of. There are many investors who aren?t in agreement with the opinion that now is the time to sit tight on property purchases. Housing prices are just as likely to rise as they are to fall during this point in time, so finding your dream home and making an offer you can afford should be done as soon as you are able.

TIP! Prior to purchasing rental properties, several things should be researched. If you are considering a rental property, evaluate the following features before signing the closing documents.

The information provided to you in this article should have taught you a great deal that you can benefit from when purchasing real estate. Passing helpful and useful information on to others in need is always a good practice; you never know when someone might return the favor and it could be in a moment of great need.

Can You Fire An Employee After Your BDSM Fling Sours ...

ball gag
Yeah, if anyone asks it's a yo-yo.

A toy store tryst involving rough sex has resulted in a wrongful termination lawsuit.

Ever been in a relationship that was terrible, and your partner wasn't necessarily good in bed but knew the stuff you liked? Right then, I ? I mean you ??stuck around because the thought of admitting to a new person what you were into was terrifying and then teaching them how to do it properly was a headache just to contemplate. I ? again, you ? have all been there. Unfortunately, a New York toy shop manager took things a bit too far.

More from YourTango: How To Handle Money Problems In Your Marriage

Per Canoe, a 26-year-old toy store employee is suing her former boss because he wanted to fire her after she broke up with him when their relationship veered into territory well-explored by the feature film Secretary. The vigorous rogering was one thing but their trysts went down a painful path. The suit references these bad times as, "increasing acts of 'rough' sexual activities, including hitting, slapping and biting."

But of course there is another wrinkle to this story. The store's boss thought that he had purchased his employee's complicity in indulging his sexual proclivities by way of a raise, from doubling her income to $60K (before taxes, she's not playing for the Yankees) to even covering some of her other expenses including rent. As you can imagine, he was not pleased with getting dumped. The suit alleges that he soon began putting his ducks in a row to terminate from employment as she terminated him from their dangerous sexual arrangement (allegedly).

What can we learn from this? Obviously, there's that old thing about not pooping wear you sleep/eat. But mostly, it reminds me that grown men who hang around toys all the time can turn violent and horny.

Paul Daley out of Bellator tournament after problems with visa arise

Paul Daley's next shot in MMA has hit a roadbump. The British fighter, who was cut from the UFC after he threw a cheap shot after the bell at Josh Koscheck in 2010, is out of Bellator's welterweight tournament. He can't enter the United States because of issues getting a work visa.

ESPN reports Daley was involved in a bar brawl and was charged with assault, which is the problem with the visa. Daley denies the brawl, and says via his Facebook page it was just a problem with his visa.

It seems as though (sp) a mass press release has gone out to the MMA media stating I was involved (in a) bar brawl, arrested, and cannot obtain a P-1 visa to compete in the USA. I am currently awaiting a decision on my visa, which is not expected until late April. Which means I am unable to compete in the season 8 Bellator tournament, as it starts in January. I will be fighting in Europe in the coming months, so I am able to stay active while awaiting a decision on my visa status. I was not involved in a bar brawl. This is 100-percent a false statement.

Previously, Daley has fought in the United States for Bellator, Strikeforce and the UFC without any visa issues.

Pat Barry headlines the weekend?s Three Stars

It was a full weekend of fights on FX. The UFC crowned three new winners in "The Ultimate Fighter" franchise, and in 21 bouts by the UFC, 14 ended in a submission or knockout. That makes choosing the stars a more difficult but still really fun proposition.

No. 1 star -- Pat Barry: Barry is no longer the guy who can't defend anything on the ground. He dealt with Shane del Rosario's submission attempts in the first round to come back for a punishing knockout win. It earned him a $40,000 Knockout of the Night bonus.

No. 2 star -- Rustam Khabilov: In his first UFC bout, Khabilov showed that a suplex can be more than just a thrilling way to take down an opponent. Khabilov used it again and again to set Vinc Pinchel up for a knockout.

No. 3 star -- Hector Lombard: The former Bellator champ lost his UFC debut to Tim Boetsch in a way that made Lombard look like he wasn't the heavy-handed star we saw before his UFC days. But the way he stayed out of Rousimar Palhares' leg locks and got the knockout reminded the MMA world that Lombard is pretty good at this MMA game.

Do you agree? Who were your stars from the weekend? Speak up on Facebook, Twitter or in the comments.

Shootings rant tied to Morgan Freeman is hoax

Justin Lane / EPA file

By Bruna Nessif, E! Online

Many people -- including celebrities?-- have spoken out on the horrific tragedy that struck Newtown, Conn., on Friday, when a 20-year-old gunman opened fire and killed 26 people, including 20 children, at Sandy Hook Elementary School.

However, Morgan Freeman is not one of those people. The actor has not released a comment on the incident that took place a few days ago, despite numerous stories?reporting otherwise.?

The lengthy quote attributed to Freeman is indeed a hoax.

President Obama tears up when addressing Connecticut shooting

"Morgan neither made statements or posted those statements. We are trying to find out who did, but they did not originate from him," the actor's rep told E! News.

So what did the Oscar winner allegedly say?

Celebrity response to Sandy Hook shooting: gun control demands, outrage toward NRA

The remark floating around online that was said to be from Freeman stated the following: "You want to know why. This may sound cynical, but here's why. It's because of the way the media reports it. Flip on the news and watch how we treat the Batman theater shooter and the Oregon mall shooter like celebrities. Dylan Klebold and Eric Harris are household names, but do you know the name of a single victim of Columbine? Disturbed people who would otherwise just off themselves in their basements see the news and want to top it by doing something worse, and going out in a memorable way. Why a grade school? Why children? Because he'll be remembered as a horrible monster, instead of a sad nobody."

"Dark Knight Rises: shooting: Aftermath of a tragedy

The falsely-attributed quote continued, "CNN's article says that if the body count 'holds up,' this will rank as the second deadliest shooting behind Virginia Tech, as if statistics somehow make one shooting worse than another. Then they post a video interview of third-graders for all the details of what they saw and heard while the shootings were happening. Fox News has plastered the killer's face on all their reports for hours. Any articles or news stories yet that focus on the victims and ignore the killer's identity? None that I've seen yet. Because they don't sell. So congratulations, sensationalist media, you've just lit the fire for someone to top this and knock off a day care center or a maternity ward next. You can help by forgetting you ever read this man's name, and remembering the name of at least one victim. You can help by donating to mental health research instead of pointing to gun control as the problem."

Sheep Help Scientists Fight Huntington s Disease

Cover Image: December 2012 Scientific American MagazineSee Inside

Sheep are helping scientists gain ground against Huntington's disease

When University of Cambridge neurobiologist Jenny Morton began working with sheep five years ago, she anticipated docile, dull creatures. Instead she discovered that sheep are complex and curious. Morton, who studies neurodegenerative diseases such as Huntington's, is helping evaluate sheep as new large animal models for human brain diseases.

Huntington's is a fatal, hereditary illness that causes a cascade of cell death in the brain's basal ganglia region. The idea to use sheep to study this disease arose in 1993 in New Zealand, a country where sheep outnumber humans seven to one. Researchers had already identified disorders shared by humans and sheep, but University of Auckland neuroscientist Richard Faull and geneticist Russell Snell had a more ambitious notion. They decided to develop a line of sheep carrying Huntington's, which is brought on by repeats within the gene IT15, in the hopes of studying the condition's progression and developing a treatment. They accomplished their goal in 2006 after extensive efforts.

Why sheep? For one, they have big brains?comparable to macaques, which are the only other large animals currently used to study this disease?with developed, cortical folding like our own. Also, sheep can be kept in large paddocks with their fellows and monitored remotely via data-logger backpacks, allowing scientists to study these creatures in a natural setting with fewer ethical concerns than studying caged primates. What is more, these long-lived, social animals are active and expressive, recognize faces, and have long memories. They also learn quickly and engage in experiments readily. This has allowed Morton to develop cognitive tests similar to those given to humans. The researchers can study the full progression of Huntington's?which in humans is associated with gradual mental and motor decline?and compare the changes with the normal functioning of healthy individuals.

This spring Faull, Snell, Morton and their colleagues will begin monitoring two flocks of Huntington's sheep in Australia. One flock will be inoculated with one of the most promising therapies yet devised?a virus that silences IT15's mutations?and the other will serve as the control. Currently no cure exists for any human brain disease. The researchers believe these studies could be a milestone. ?The tragedy of this disease is enormous. It's a curse on the family,? Faull says. ?Maybe we can lift that curse.?

Broncos rout Ravens 34-17 for 9th straight win

BALTIMORE (AP) ? Denver didn't need Peyton Manning to beat the Baltimore Ravens.

In a surprisingly easy victory, the Broncos' defense did most of the work while ruining Jim Caldwell's debut as an NFL offensive coordinator.

Chris Harris returned an interception 98 yards for a momentum-turning touchdown, and Denver cruised past the skidding Ravens 34-17 Sunday for their ninth straight win.

Manning threw for 204 yards and a score in his ninth consecutive win against Baltimore, the first with the Broncos (11-3).

Down 10-0 late in the first half, the Ravens had a first-and-goal at the Denver 4 when Harris stepped in front of Anquan Boldin, picked off a pass by Joe Flacco and sprinted down the right sideline with Flacco in pursuit. The quarterback tripped up Harris, who tumbled into the end zone, leaving Flacco flat on his stomach and with a cut lip.

It was the longest regular-season interception return in Broncos history, and it turned a close game into a rout.

The Ravens (9-5) were playing their first game under Caldwell, who replaced the fired Cam Cameron. Baltimore's offense sputtered in the first half, gaining only 119 yards and committing two turnovers that led to 10 Denver points.

Baltimore has lost three straight ? including two in a row at home for the first time since December 2007. The Ravens trailed 31-3 in the fourth quarter before Flacco threw touchdown passes of 31 and 61 yards to tight end Dennis Pitta.

Caldwell's debut was a resounding flop. Flacco went 20 for 40 for 254 yards, lost a fumble and threw an interception. Ray Rice ran for 38 yards on 12 carries and the Ravens produced a meager 56 yards rushing.

For three weeks, Baltimore has needed one win to clinch a fifth straight trip to the playoffs. The Ravens still lead the AFC North, but their lead has shrunk to one game with two to play.

Denver, on the other hand, appears poised to reach the postseason with confidence and momentum. The AFC West champions haven't lost since Oct. 7, at New England. The Broncos, who can still capture the top seed in the conference, finish up with home games against Cleveland and Kansas City.

This was supposed to be a test for Denver, which had never won in Baltimore and was eager to face a quality opponent on the road.

The Broncos didn't need any heroics from Manning because their defense was dominant.

Baltimore's first offensive series under Caldwell lasted three plays and did not end well. Flacco fumbled on a third-and-1 plunge and the Broncos recovered at the Denver 47, which led to a 27-yard field goal for a 3-0 lead.

In the first quarter, Baltimore totaled 21 yards on 12 plays, punted three times and lost a fumble.

Denver went up 10-0 when Jacob Hester ran in from the 1 to cap an 11-play, 78-yard drive. Baltimore answered with three more unproductive plays before punting. On their fifth drive, the Ravens finally got their initial first down ? on a 14-yard run by Bernard Pierce with eight minutes left in the half.

Pierce eventually left the game with a concussion and so did wide receiver Torrey Smith, who hit his head after attempting to make a leaping catch near the sideline in the third quarter.

Denver pulled away with two third-quarter touchdowns. Manning threw a 51-yard scoring pass to Eric Decker, and after the Ravens went three-and-out, Knowshon Moreno ended a 39-yard drive with a 6-yard run to make it 31-3.

Decker caught eight passes for 133 yards and Moreno finished with 118 yards rushing on 22 carries.

Beyond picky eaters: When your kid is too thin

At barely 25 pounds, 3-year-old Weston Carmann is about the size of an average 20-month-old. Like 3.5 percent of U.S. kids, he?s underweight, a barely recognized condition in a nation where two-thirds of children and teens are overweight or obese. But kids who are too thin are just as much of a worry, their parents say.

Tajikistan signs deal on entry to world trade body

GENEVA (Reuters) - Central Asian Tajikistan on Monday signed an agreement with the World Trade Organisation (WTO) setting out the terms under which it is expected to join the global trade watchdog and negotiating body early next year.

The agreement was signed by Tajik President Emomali Rahmon and WTO Director General Pascal Lamy immediately after the entry package, completed in October after 11 years of talks, was approved by the trade grouping's General Council.

"Today constitutes a landmark in Tajikistan's history and lays solid foundations for the further promotion of sustainable social and economic growth," Rahmon told WTO diplomats and officials after the signing.

WTO membership, he said, was what his landlocked former Soviet republic - which shares borders with China, Afghanistan and also ex-Soviet Kazakhstan - needs "as it transforms itself into a market economy."

Currently Tajikistan, which has a population of around 7 million, ranks as the world's number 143 exporter and number 157 as an importer. Its main trading partners are China, the European Union, Russia and its Central Asian neighbors.

At the signing, Lamy told Rahmon that joining the WTO "is a road leading to the world economy."

A statement from EU Trade Commissioner Karel De Gucht welcomed the move and promised the 27-nation bloc would work to boost and promote trade and investment with Tajikistan to help it fully integrate with the global trading system.

Before the country can become the WTO's 159th member, its parliament has to ratify the entry package, which commits it to opening its markets for foreign goods and service providers in return for access to the markets of other WTO states.

It then enters the organisation automatically one month after the date that it has formally notified of the ratification, becoming only the second of the former Soviet Central Asian Republics in the WTO.

The first, Kyrgyzstan, entered in 1998. Two of the others, Kazakhstan and Uzbekistan, are negotiating entry while the fifth, Turkmenistan, has yet to apply, while Russia became a member in August this year.

Call Of Duty: Black Ops 2 Wii U Version Review | Video Game Blog ...

Genre: First Person Shooter

Platform: Wii U

Developer: Treyarch

Publisher: Activision

Released: November 18th 2012

The Wii U launch line up can probably be considered as the most diverse ever for a Nintendo console, with a mix of Nintendo products and strong third party support, with Wii U versions of games mostly aimed at hardcore gamers. It?s definitely surprising seeing the Call Of Duty series on a Nintendo console even though it?s not the first time, since some games of the series were available on Wii but this shows how far Nintendo is willing to go ?to get most hardcore games on its new console. Now it?s time to find out if the Wii U version of Black Ops 2 lives up to the other versions and how the Gamepad is used in the game and if it indeed improves the overall experience. As you can see, this review is going to focus on the Wii U version, if you want to read about our opinion of the full game you can check out our review here.

An extra weapon for the killing

Let?s get down to business and answer the most important question: how?s Black Ops 2 on Wii U? It?s good but it could have been better. The Gamepad?s screen is barely used during the single player campaign: the only thing you?ll notice on it are some messages related to the mission and some options, nothing more. The biggest thing is the Off-Tv play option: at any time during the game you can play the game on the Gamepad and turn off the Tv: the screen resolution is still 480p so graphics are going to suffer a bit, however there?s something good in being able to play a full Call Of Duty game on the go. Other than the lower resolution, there?s almost no difference and that?s a great thing. Another good feauture is the ability to change aiming sensitivity on the go, allowing experienced players to change it quickly according to the situation: it?s even better when you think how the standard settings really aren?t the best. Sadly, the single player campaign Gamepad features end here and that?s really disappointing: the Gamepad is barely used during Zombie Mode as well.

Multiscreen equals better multiplayer?

Unlike the single player experience, the Gamepad features a number of uses in multiplayer modes: nothing that will totally change the experience but the additions are well thoght out and implemented. During multiplayer modes, a map with enemies and team mates will always be visible on the screen and you?ll be able to activate Scorestreaks with a simple tap on the touch screen. The presence of the Gamepad also makes local multiplayer a lot better than the other versions, allowing one player to play on the TV and the other to play on the Gamepad: this is a great feature since we won?t be getting any split screen cluttering, which I personally can?t stand at all. As for the overall online experience on the Wii U unfortunately I can?t say much: there?s too little players to make an extensive test right now.

Wii U VS The World

While comparing graphics, obviously the Wii U version comes out as the loosing side, but not so much: if you have played the other versions you?ll notice some small frame rate drops and some extra aliasing, but nothing that makes the Wii U version truly inferior. If you haven?t played the game already on other platforms you won?t probably notice any of this. Given how it?s a new console we?re talking about, the port is well done and performs better than other launch releases.

Final Thoughts

Other than some small features, the Wii U version of Call Of Duty: Black Ops 2 doesn?t differ much from the other versions. The biggest feature is the possibility of Off-Tv play but other than this there?s really nothing big which could make players buy the game for a second time. If you haven?t already got the game and don?t have a high-end PC or other consoles you can get it and don?t get disappointed. However if you have other means to play the game you can ignore the Wii U version due to some small technical issues. If you intend to play the game alot online, avoid the Wii U version since there are very few players as of now and the situation will hardly change in the next months.

?

PROS

  • Off Tv play
  • Changing aiming settings on the fly
  • Multiplayer modes Gamepad use
  • Local multiplayer

CONS

  • Small frame rate drops
  • Lacking Gamepad use in single player modes
  • Not too many players playing online

Rating:????????????

Investors offer about $38.8 billion in Greek buyback: source

ATHENS (Reuters) - Greece is set to purchase back about half of its debt owned by private investors, broadly succeeding in a bond buyback that is key to the country's international bailout, a Greek government official said on Saturday.

Greek and foreign bondholders offered the targeted 30 billion euros ($38.8 billion) in the deal, which is central to efforts by Greece's euro zone and International Monetary Fund lenders to cut its debt to manageable levels.

"The buyback went well in broad terms. The amount offered by investors was within the range expected, about 30 billion euros," the official told Reuters on condition of anonymity. He did not provide more details.

No formal announcement is expected before Monday, another official told Reuters.

The buyback accounts for about half of a broader, 40-billion euro EU/IMF debt relief package for Athens agreed in November. The package broadly doubles the average maturity of its rescue loans to almost 30 years and cuts its interest rates by one percentage point to a level far below 1 percent.

Under its terms, Athens will spend up to 10 billion euros of borrowed money to buy back bonds with a nominal value of about 30 billion euros. This is nearly half the 63 billion euros of Greek debt held by private investors eligible for the plan.

Since the bonds are to be bought far below their nominal value, the country's net debt burden would fall by about 20 billion euros.

A successful buyback will ensure that the IMF, which contributes about a third of Greece's bailout loans, will stay on board of the rescue. It would also unlock the payment of 34.4 billion euros of aid later this month.

Athens badly needs that money to refloat its ailing economy by replenishing the capital of its cash-strapped banks and settle arrears with government suppliers.

The EU and the IMF have been withholding rescue payments to Greece for six months because it had fallen short of promises to shore up its finances, privatize and make its economy more competitive.

Athens has received 148.6 billion euros in EU/IMF funds since May 2010. It stands to get almost 90 billion euros more by the end of 2014.

But the rescue comes at a heavy price. Austerity measures taken in exchange for aid have plunged the country into economic depression. Unemployment hit a record 26 percent in September, the highest in the euro zone.

The economy is going through its fifth consecutive year of recession and is expected to have shrunk by 24 percent when recovery begins in 2014.

GREEK BANKS ON BOARD

The buyback was expected to go well after Greek banks, which hold about 17 billion euros of bonds, announced shortly before a Friday deadline they would take part. Two Cypriot lenders also said they would offer their bonds.

Foreign investors have offered between 15 and 16 billion euros worth of bonds, Greek newspapers reported on Saturday, citing initial estimates without saying how they got them.

Athens' hopes of drawing enough investors to the scheme grew after it announced better-than-expected terms on Monday, with price ranges at a premium over market prices.

The price range varied from a minimum of 30.2 to 38.1 percent and a maximum of 32.2 to 40.1 percent of the principal amount, depending on the maturities of the 20 series of outstanding bonds.

Hedge funds, which bought the debt at rock-bottom prices when it was feared the country would exit the euro, are estimated to hold a large part of Greek debt and the offer was seen as good enough to make them a nice profit.

"Athens put forth a reasonable if not generous offer for hedge funds to participate," Sassan Ghahramani, CEO at New York-based Macro Advisers, a hedge fund consultancy, said on Friday.

"I expect there will be strong participation from hedge funds, tendering a substantial portion of their Greek bond holdings," he said.

The government also enticed Greek bankers by offering to protect them from possible shareholder lawsuits stemming from the buyback.

Greek bankers had been reluctant to take part, in the fear they would book losses on top of the ones they incurred earlier this year when Athens enforced a debt cut on its bondholders.

But the lenders were nevertheless expected to participate because they depend on the bailout funds that Athens stands to receive if its bailout continues smoothly.

FTC: Apple and Google need to improve privacy protection in kids' apps

FTC Apple and Google need to improve privacy protection in kids apps

Having investigated 400 randomly chosen apps for kids, the FTC has noted that almost 60 percent of them were transmitting sensitive device information to developers, advertisers or analytics firms. The report points the finger at the app makers and the lack of information given on privacy and interactive features of their wares, with the majority not disclosing the information shared in the app description.

Focusing on Apple and Google apps, only 20 percent of those surveyed disclosed any data collection that might occur -- data that often included the location, phone numbers and device IDs of whatever the little tykes were playing on. It's the second such survey from the FTC, which deems the results "disappointing" since hardly any progress has been made since the commission first noted this stealth sharing issue. FTC Chairman Jon Leibowitz said, "All of the companies in the mobile app space, especially the gatekeepers of the app stores, need to do a better job." In short, the FTC wants Apple and Google to get more involved in policing these apps, and it's been pressing that point for quite some time already.

Villages Homes Sold | Inside Real Estate News

The Village of Five Parks in Arvada is one of the communities built by Village homes.

William Lyon Homes Inc. which develops new home communities in California, Arizona and Nevada, today announced that it has acquired various entities which operate under the Village Homes name.

Village Homes builds in the Denver, Fort Collins and Granby markets. The acquisition marks William Lyon Homes Inc.?s entry into the Colorado market. The purchase price was not disclosed.

In 2009, Homebuilders Capital Solutions, an affiliate of Louisville-based Colorado & Santa Fe Real Estate, headed by Marcel Arsenault, bought the assets of bankrupt Village Homes for $21.9 million with Los Angeles-based Lowe Enterprises. Homebuilders Capital Solutions provided the majority of the financing for the purchase. Village Homes is the 15th most active homebuilder in the metro Denver this year, according to statistics from the Home Builders Association of Metro Denver.

Lyon Homes also has emerged from bankruptcy. It agreed to a voluntary bankrupty Chapter 11 reorganization approved by key stakeholders that in February provided??new capital investments of $85 million and strengthens the company?s long-term capital structure by eliminating short-term debt maturities and reducing interest expense.?About $180 million of its previously owed principal debt was eliminated, resulting in a 37 percent reduction in overall debt, the company said, at the time.

?The successful completion of this acquisition is another major accomplishment which will help William Lyon Homes continue to grow as a leader in the homebuilding industry,? William Lyon, the chairman and CEO of his namesake company, said about the purchase of Village Homes. ?Lyon is a retired Major General from the Air Force.

?Village Homes and its employees have developed an excellent reputation for quality and service and we welcome them to the William Lyon family,? he continued.

Village Homes was launched in 1984 and has sold more than 10,000 homes in the Denver area since that time. It received the Homebuilders Association of Denver?s 2012 ?Community of the Year? for its Village of Five Parks development in Arvada.?Village Homes currently operates five communities and owns and controls more than 700 residential lots.

At the time of acquisition Village Homes? backlog of homes sold, but not yet closed, was approximately $34 million. Its average home selling price for 2012 year-to-date was approximately $380,000.

?Village Homes is a leader in the fast growing Denver and Fort Collins markets,? Lyon said. ?This acquisition is consistent with our strategy of operating and gaining market share in the best homebuilding markets in the Western United States. We feel this transaction will benefit the combined companies from day one and for many years to come.?

Village Homes will immediately begin operating as a division of William Lyon Homes Inc. J. Eric Eckberg, President of Village Homes, will continue to oversee the operations of Village Homes and will report to Matthew R. Zaist, Executive Vice President of William Lyon Homes.

?The acquisition of Village Homes caps a year of growth and change at William Lyon Homes,? Zaist said. ?The company has seen an inflow of over $125 million in new equity and continued growth in operating margins and market share in each of our core markets. Our recent capital markets transaction completed in November resulted in the sale of $325 million of unsecured bonds which the company used to refinance our existing secured debt.?

Houlihan Lokey served as special advisors to the company?s executive management team and the board of directors on the transaction. Gibson, Dunn and Crutcher served as special counsel to the company on the transaction.

Five Favorite Films with Ted

He's the star (well, co-star if you count Mark Wahlberg) of 2012's highest-grossing comedy (unless you count Breaking Dawn -- Part 2), so we felt it only fitting to ask Ted, the titular furball from Seth MacFarlane's R-rated hit, to give us his all-time five favorite films.

"Besides Flash Gordon," he says, "which you already know is my number one favorite film of all time."

Indeed, anyone who's seen the movie will remember Ted and John's shared affection for the camp sci-fi classic, and the bear also gave us another insight into his creative process: "Yes, the hotel room fight scene was inspired in part by Road House," he reveals. So now you know that.

Here now are the rest of Ted's most treasured works of cinema, many of which, curiously, correspond with Sight & Sound's list of the all-time greatest films. Possibly.

You can catch the diminutive beast's acting debut in Ted, which is out on Blu-ray and DVD this week.

The best movie ever made. EVER. It has action, adventure, Sam Jones, epic space battles, hot space babes and a kickass theme song. And one day, I will realize my dream of sleeping with Princess Aura of Mongo, even if I have to pay an escort to wear the outfit.

Road House (Rowdy Herrington, 1989; 43% Tomatometer)

There is only one Patrick Swayze, and this is the ultimate Swayze flick. As a Mercedes-driving bouncer with a degree in philosophy, he is perhaps the second-greatest action hero of all time. It's almost as if Walker, Texas Ranger and Billy Jack had a smarter, better-looking brother who also knew how to dance. I can watch this movie forever.

Tango & Cash (Albert Magnoli and Andrey Konchalovskiy , 1989; 39% Tomatometer)

This is like Road House in stereo. You get a badass Stallone and a badass Kurt Russell as buddy cops who get framed and sent to prison. John and I used to pretend we were Tango and Cash when we were kids. In fact, we still do whenever we watch it, which was as recently as last week. It just never gets old.

Up in Smoke
(Lou Adler and Tommy Chong, 1978; 38% Tomatometer)

Cheech and Chong were these stoned guys from the 1970s who got famous getting high and then made movies about getting high, which made them more famous. This is their first movie, and also their best. It is, quite possibly, the Citizen Kane of pot movies.

I cannot praise this film enough. It has given me (and John) the gift of laughter even when sober, which is the sign of a truly great movie. It has everything: hot babes, aliens, a refrigerator full of pudding -- I really think everything came together in this one, and it shows. If a non-porn film can make you feel as good as this one does, then it truly is movie magic.

Ted is out on DVD and Blu-ray this week.

How Mason Jar Music Is Disrupting Music Video Production [TCTV]

Screen Shot 2012-12-10 at 10.05.11 AMHere in Silicon Valley and NYC, the word entrepreneur conjures up images of Kevin Systrom, Jack Dorsey, Mark Zuckerberg, but not artists. In reality, however, artistry is a true form of entrepreneurialism, as these folks are selling their talent, a homegrown product, to the world. Mason Jar Music, a collective audio/video production house based in Brooklyn, proves this entrepreneurial attitude more than any artists I've ever met. The company is made up of around 15 people — musicians, camera operators, producers, audio/visual wizards, etc. — who all live together in a giant loft and love making music.

Buffett's firm wins auction for ResCap's loans

(AP) ? Warren Buffett's company won the auction for Residential Capital's loan portfolio with a $1.5 billion bid this week.

That means the conglomerate Berkshire Hathaway Inc. will acquire the loans as long as a bankruptcy judge approves.

ResCap's board of directors said Thursday that Berkshire had submitted the best bid for its portfolio of 47,000 loans.

Berkshire's winning bid is slightly higher than the $1.442 billion minimum Berkshire promised when it became the lead bidder for ResCap's loan portfolio in June.

ResCap's parent company is Ally Financial, which is 74 percent owned by the U.S. government as a result of bailouts. ResCap has been a drain on Ally's finances for years because it has struggled to make payments on its debt ever since the U.S. housing market collapsed in 2007.
